How it works:
Let's say an agent needs to show five homes. All they do is make one call and set the showings. They will set the appointments with the owners. Easy for the agents and easy for you. You do not have to verify it's an actual agent as does all verification. Clients that do not use the showing service, do miss appointments due to the fact it is hard for agents to set appointments.
After each show, CSS showing service emails each buyer agent for feedback. You have your own personal site to monitor feedback and showings. This is a fantastic service.
When we do a CMA (Comparative Market Analysis) we look at two things:
- What is overall consumer demand in your area
- What have properties similar to yours sold for (comps)
- After we run the data, we can discuss in detail
- Review contract, page by page
- Offer advice an opinion
- Calculate closing cost
- Review done by phone & email

For those wanting MLS marketing. You will need experience of pricing, contracts, negotiations, how to handle the option period and handle closing with title company. Please keep in mind the buyer agent represents the buyer and cannot answer your questions about the contract, per Texas Law. Should you need our help, we can get involved but there will be extra fees, depending on the situation. Many clients do end up needing our help. There is a charge for changes other than status. NO EXTRA FEES TO US AT CLOSING. ONLY A BUYER AGENT COMMISSION IF THERE IS AN AGENT.

* There is a deposit when ordering, so to get deposit back, you will have to get the buyer agent to remove and should they not do this, you would loose your deposit. You need to ask the agent to remove on the last showing, inspection or when they get the keys for the buyer. We ship instructions with the key box, with the shackle code the agent will need to remove.
