We list 2 sell or for rent on the MLS and you choose the commission structure. In some cases a broker will not take a listing if the buyer agent fee is too low so a 3% commision to the buyer agent is paid at closing . This will also prevent buyers agent from possibly avoiding to show your property. Rentals fees to the leasing agent vary, but 1/2 the first month's rent is a good average.
Each MLS has their own Max number of photos allowed by MLS:

Listing term depends on listing plan.
You may cancel listing at anytime, for any reason, unless your home is under contract.
The MLS does not allow us to cancel, if a property is under contract. If a listing is canceled for any reason and the seller wishes to relist a new listing package must be purchased.
We provide all necessary contracts, disclosures, and addendums needed to sell or lease your property. We only use only state approved contracts provided by the real estate commission and approved contracts by the NATIONAL ASSOCIATION OF REALTORS®.
The listing is posted in the primary MLS nearest to where the property is situated and to which the Broker is a member. Secondary MLS's may be purchased for an additional $100. A 3% buyer agent commission must be paid at closing when listing in the Realtor MLS.
The only way to get on realtor.com is the be listed with a REALTOR® on the MLS. We have set up the MLS to feed your property onto realtor.com.

When we do a CMA (Comparative Market Analysis) we look at two things:
- What is overall consumer demand in your area.
- What have properties simular to yours sold for (comps) to help you determine a listing price for your property. List price is the most important part of selling.
- Review contract to ensure compliance with Ohio Law.
- Clarify the terms and answer basic questions.
- Includes negotiations and drafting of specific language terms for contracts or counters
- Estimate your closing cost and email you a break down of these cost.
When you get a contract:
- Prepare purchase offers, counter offers and supporting documentation.
- Review contracts, supporting documentation and discuss all options.
- Handle all negotiations on your behalf.
- The time period begins after the buyer and seller have signed the purchase agreement.
- Discuss options and prepare counter offers regarding any requests to remedies.

The Showcase Plan: is for those wanting MLS marketing, without the extras. This plan is designed for those who are experienced with the entire selling process and will need very little broker support. Support is available but with extra fees.
The Premium Plan: is for those wanting MLS marketing, with Central Showing Service (most areas), signs, lockbox. We will help you with pricing and discuss a selling strategy. You will need experience of contracts, negotiations, how to handle the option period and handle closing with title company. We are here to help you with any issues on the contract or negations but there would be extra fees for our time. We do offer upgrades for contract review and negotiations.
The Premium Plan: About 75 to 80% of our sellers use this program.
During the marketing phase:
* Before you list, we do a market analysis (CMA) and discuss a marketing strategy based on your motivation for selling, if you so desire.
* Discuss anytime during the marketing phase, your showing feedback and evaluate.
When you get a contract:
* We go over the contract page by page, discuss and explain all options in detail.
* Offer advice/opinions and what we would do if it were our home.
* Figure closing cost to see what you would “walk away with” or net proceeds.
* Handle negotiations with buyer’s agent.
During option period and repairs:
* This is right after the contract is signed and the buyer does inspection.
* Discuss options and get back with buyer’s agent what you are willing to do with regards to repairs.
During closing with the title company:
* Review the closing statement to make sure everything is accurate
Basically, we do everything a "Traditional Realtor" does for you without the huge commissions.
This is the same service as our Showcase plan but with the showing service included.
Showing Time showing service is integrated into the MLS to make it easy for agents to set up showings for their clients. Showing Time will schedule and manage all of your showings and will follow up with the agents and deliver feedback to your email. It is fully customizable to block out times and setup how your showings take place. You can confirm each showing or automatically confirm all showings.
Our Showcase MLS plan is for those who want access to the MLS and are comfortable with the entire selling process.
This is a Limited Service Listing and gets you into the same MLS, datafeeds to Realtor.com, Zillow, Trulia & tons of other sites.
LIMITED SERVICE MEANS YOU DO OUR WORK OR THE WORK TYPICALLY DONE BY THE LISTING AGENT. We do not assist you with the selling process. With the Showcase Plan you will receive all the documents required to sell your home. We will also provide you with additional marketing materials and any buyers leads that come our way. You will negotiate your own contract. You will handle all showings and inspections. You will arrange your own closing and seek any legal advice through a lawyer.
This is for those who want basic marketing and need very little customer support during the process. You can upgrade at anytime during the process by paying the difference in listing packages plus a $49 upgrade charge.
