Best Choice Flat Fee is a national group of independent real estate brokers. With Best Choice Flat Fee, you’re listing your property direct with a local state licensed REALTOR® and will save thousands on agent commissions.
Each one of our broker/REALTOR® has years of experience, specializing in listing and selling. We are here to provide you with outstanding service & support. Please call and ask questions if you like, or just order online.
List direct with a local broker/REALTOR®, as opposed to many other companies called, 3rd Party Referral Companies. These “Referral companies take your money, keep most of it, then “refer” you to some broker you do not know. Typically the seller gets poor service with these companies as the actual listing broker is making very little money.
Going direct is better and Best Choice Flat Fee is the clear choice.
Due to regulatory requirements from the state as well as your local MLS, there will be a compliance fee of 1/10th of 1% (0.1%) of the property sales price retained on any SOLD transactions. This fee is to meet all legal and regulatory requirements on your property sale.
Our service fees on the Elite and Premier Broker Assist plans include the compliance fee.

Each MLS has their own max number of photos that can be placed on the MLS. Please contact us if you want to know the exact number.
Listing term depends on your listing plan. You may cancel listing at anytime, for any reason, unless your home is under contract.
The MLS does not allow us to cancel, if a property is under contract.
We provide all necessary contracts, disclosures, and addendums needed to sell or lease your property. We only use only state approved contracts provided by the real estate commission and approved contracts by the NATIONAL ASSOCIATION OF REALTORS®.
A commission must be paid when listing in the Realtor MLS. 3% is recommended
The only way to get on realtor.com is the be listed with a REALTOR® on the MLS. We have set up the MLS to feed your property onto realtor.com.
Listing on local REALTOR® sites:

- etc ...
Once you are on the MLS, your listing will automatically down-load to Zillow & Trulia. Downloading to all web sites is a function of the MLS in your area.
Your property will display in the higher traffic agent listing section instead of the for sale by owner section.

We are here to make your lisitng process an easy one.
We provide all necessary contracts, forms, disclosures, and addendums needed for you to sell your property. Under our Elite and Premier Broker Assist plans we also will review all forms, complete necessary forms for you and advise you.
You decide what amount of commission to offer buyer's agents when they bring you a successful buyer. (If no buyer agent is involved, you pay ZERO buyer agent commission.)
Automated phone forwarding allows buyers and agents to reach you directly.
You are enrolled in Showing Time or Broker Bay program for you to manage showing requests from agents. (Subject to MLS availability).
Use of Electronic Documents for offers, counter offers and addenda providing for transactional ease throughout the selling process.

When we do a CMA (Comparative Market Analysis) we look at two things:
- What is overall consumer demand in your area
- What have properties simular to yours sold for (comps)
- Studies have shown that property priced homes sells for more than an overpriced home eventually sells for. Price it Right!

When the contract comes in we review with you in detail, figure closing cost and handle negotiations with the buyer agent.
We review the buyer's offer and/or counter offer with you. We discuss the options for your response, and make suggestions. Once you have decided how you would like to reply, we will prepare the counter offer and send to you for your electronic signature.
To assist you in your decision making and planning, I will provide an estimated closing costs statment, based on your asking price or a specific offer with included terms.
Once your home is under contract, our work has just begun. We follow up with the buyer's agent, buyer's lender, inspector, title company, escrow company to help ensure a smooth closing process.
Our entry-level plan, with up to 25 photos (PHOTOS SELL!) posted on your local MLS and massive exposure on national and local real estate search sites. Sites include Zillow.com, Realtor.com, Trulia.com as well as national real estate companies such as Keller-Williams, Redfin, Brookshire Hathaway, Coldwell Banker, ReMax, Century 21, ERA etc. In addition, any of your local real estate offices and agents that display house search functions will show your home. We provide tons of exposure for your property. No charge for changes and we provide all the forms for your use. The term is up to 6 months, and you may cancel at anytime.
All of the services and exposure of our Basic MLS plan but enhanced with automatic buyer call forwarding, online agent scheduling and electronic transaction signatures. We also include free posting of open houses and a combo keybox.
Includes all previous plans and adds professional Broker contract, pricing and negotiation assistance along with agency representation.
During the marketing phase:
* Before you list, we do a market analysis (CMA) and discuss a marketing strategy based on your motivation for selling.
* Discuss anytime during the marketing phase, your showing feedback and evaluate.
When you get a contract:
* We go over the contract page by page, discuss and explain all options in detail.
* Offer advice/opinions and what we would do if it were our home.
* Figure closing cost to see what you would “walk away with” or net proceeds.
* Handle negotiations with buyer’s agent.
During option period and repairs:
* This is right after the contract is signed and the buyer does inspection.
* Discuss options and get back with buyer’s agent what you are willing to do with regards to repairs.
During closing with the title company:
* Review the closing statement to make sure everything is accurate

Our Best Value Plan! Here is where you access all the broker's experience and knowledge, at a fraction of the cost of full fee agents. In addition to the listing fee of $399, the added cost is only .75% of the sales price! Our past customers testify that this service is more than worth the cost and indicate they would gladly use it again.
This premium plan comes with the opportunity to post over 25 to 50+ photos on the MLS. (Up to the MLS maximum, which varies by individual MLS) . Having ample good quality photos is key to selling your home. PHOTOS SELL!
Your listing is posted on your local MLS and on national and local real estate search sites. We will prepare a Comparative Market Analysis to assist you in pricing your home, so you gain the most return on your investment. It is important to price it right. We also provide insight and advice on staging and promoting your home. We include posting on the MLS any open houses you may hold.
We assist you in negotiating with agents and their buyers, with regard to price, terms and conditions. We will review and prepare all counter offers, additional disclosures, inspection notices and addenda. We coordinate and follow up all the way through closing with buyers, buyer's agents, inspectors, appraisers, escrow company, title company helping ensure a seamless transaction.
We will, if desired, prepare for you an estimated net sheet.
For convenience, we will send all documents for your electronic signing. We are available throughout the process to answer questions and assist you!
This plan's term is until your property is sold, you never have to pay the listing fee again, and you may still cancel at anytime.
The Supra electronic keybox is used by the MLS in the Treasure Valley. It records and transmits which agents have opened the lockbox. Great for ease of use and trackability. The lockbox must be picked up from our oftice in Nampa, once it is returned to our office, $100 of the $200 fee will be refunded. (Available for use in the Treasure Valley Only)
We will post the dates and times of up to three openhouse weekends on your local MLS for the $50.00, to increase your open house traffic!
This service is available in the Treasure Valley Area. A sign company will come and install a post sign, provides for additonal height and increased visibilty. At the conclusion of your listing, the company will remove it.
