Many sellers are unaware of "Typical" closing costs so I've started a page here for you. There is a great "Sellers Net Sheet" from Liberty Title, click here for it.
While most things are negotiable, the seller typically has:
- Pays transfer tax on deed - $8.60 / $1,000 of sales price. Example, $100,000 home = $860 in "State Transfer Tax".
- Title insurance. As a seller you need to provide Title insurance to the buyer. Click here for estimated title fees.
- Realtor commission. Remember, with our program we save you about half but if there is an agent you need to pay that agent the agreed upon commission, usually 3%.
NOTE: Parts of Michigan pay taxes in advance. So, at closing your unused portion of pre paid taxes are returned to you as a credit. Parts pay in "Arrears" so those are unpaid taxes you would owe as a "Debit" at closing. This statement has a "Credit" so you get money back at closing. CLICK HERE FOR THE SAMPLE CLOSING STATEMENT.

Very easy and no set up required. Creates automatically when we list your property on the MLS.
Anytime we make a change on the MLS, it will change automatically on realtor.com and you can print a new multi-page detailed flyer.

Remember, you want to make it as easy as possible for Realtors to show your home.
Most Realtors do not want to see a seller during a showing. It is very uncomfortable and will many times kill a possible offer.

ShowingTime is a module within the mls that Realtors prefer to use to schedule showings. Here's how it works:
1. The Realtor / buyers agent searches and finds a listing then they see a little "Showing Time" icon.
2. They click the little icon and a box pops up to request a date / time to show your home.
3. We input your name, phone / email into showing time.
When the agent wants to see a home you automatically get and email / text or app on your phone so you can see and approve of the showing!

When we do a CMA (Comparative Market Analysis) we look at two things:
- What is overall consumer demand in your area
- What have properties simular to yours sold for (comps)
Our domain, www.showmylisting.com directs FSBO buyers direct to you! It is on our sign too and anyone that comes through the site. Better odds of a buyer coming direct to save commission!
Open houses provide an excellet way of finding buyer's without an agent so you save the entire approx. 6% or so less our fee.
With a simple email to us, we'll post an open house in the MLS for you which will datafeed to zillow, realtor.com, trulia and other sites!

WARNING! This is a Limited Service listing. You are expected to do the work typically done by us, the listing agent. This is a sellers market and most listings get multiple offers. You will need to know, understand and take on potential liability as to the complexity of how to handle them.
DO NOT expect a buyers agent to do your / our work. The Basic Plan is for those wanting MLS marketing, without the extras. This plan is designed for those who are experienced with the entire selling process and will need very little broker support. Support is available but with extra fees.
Just a note as you consider things: Most agents do not like to deal with sellers... Right or wrong, they assume as the seller is not in the business, they may mess up the deal and make it harder. Therefore most of our sellers do the full service listings. Full service takes the "Fear Factor" out of the deal as we help from start to finish.
This is a Flat Fee MLS upgrade, better listing but still limited service. You as seller will be responsible to know, understand and handle all aspects of the offer process. This as opposed to the full service options.
This is our most popular flat fee mls plan. The big difference between limited service and full service is that we do everything just like a traditional Realtor does. We help with a free market analysis if you wish, we guide you from start to finish too. When the offer comes in we go over it with you and help you get the highest price and best terms! We can usually negotiate a far better deal than you going it alone. We help from offer to closing, regardless of how many offers we may receive. For the small extra cost, this is really the way to go!
This is the same as the other full service flat fee mls listing except we come to your home, discuss everything like a traditional Realtor. This service is only available within 75 miles of Ann Arbor as that is our office location.
Included in all but the basic plans. Every home seller should have a lockbox. The more convenient you make it to show, the better the odds of a sale. The minute you leave town you'll realize you need one. If you don't have one, you should it helps.
Included in our Full Service packages. For a small fee we can help you "Fine Tune" your asking price for a fast sale. Don't miss the market by being overpriced!
Some areas of Michigan have overlapping areas. Many agents are members of 1 MLS but not both and they do not share data. So, if you're in an area with overlapping coverage consider this for the best possible odds of a successful sale. Email me if you are curious if your property is in an area like this.
